CONDO INSURANCE….ARE YOU COVERED?
Buying a condo is somewhat different than buying a house!
Most likely, you’ll be required to join a condominium association. The associations carry insurance on the properties, but just what IS covered?
Typically, the insurance they carry covers the building, common grounds (you share in the enjoyment of same) and liability insurance.
Because the insurance doesn’t cover your personal losses to your unit or personal property, you need to obtain insurance from a reliable company to protect those items. You’ll also want to insure against the liability for injuries sustained in your unit (like a fall).
Everything you put in the condo (or rental property!) is your responsibility. You need to know the value of these items. You can take photos too of those items or a video and then store it off-site. Consider a safety deposit bank at your bank for storing valuables and also for important documents. Need references to locate an insurance company. Call us, we can help! 314-542-9440

Proceed With Caution!
I just read that .97% of individual tax payers are getting audited by the IRS. It sounds like a small percentage, until it’s you. I do represent taxpayers before the IRS.
The biggest issue going on with individualIRS audits is that they take total deposits from your bank records as your total income. (So if you sold a car or that old piano, make sure you keep records so you can prove it’s not taxable income.)

Risky Business and Credit Theft
Ever have anyone ask you to provide the last 4 digits of your Social Security number? With promises they’d verify who you are and they’d give you information or whatever your signing up to do? Yeah. Right.
You know how they ask you for that information when you change doctors, or on other occasions ask for the little 4 digits! Well, It’s risky business to do it.
All anyone needs is your name and address and those 4 little digits and they can access your credit report!
Did you know that the credit report will have your full Social Security number? Opening the doors for others to see the number.
Unscrupulous people can probably guess the rest of the numbers.
Did you know they base the first five digits on your place and date of birth?
Ok, so what’s a poor fella or gal to do?
Ask WHY they need those 4 little numbers.
You’re only legally obliged to give it to financial institutions, employers or folks needing to report to the IRS.
Remember to shred any important documents….even those with just those 4 little digits!
Get your FREE Credit Reports at least annually to be sure the information is correct and that any errors are corrected. If you’re ordering it on-line, make sure the URL begins with https:// (note the s, which indicates a secure site…also look for the lock).
It’s your life and your credit at risk!
