You, as a Seller, will want to order your loss-history report and have it on hand to offer the Buyer. You, as a Buyer, will want to request a copy of the report from the Seller, if it is not provided prior to writing a contract.

If issues are shown on the property and your insurance company requires a higher premium, you may not be able to afford the monthly payments on the property! If issues are shown prior to the closing and you are not aware of the report showing problems, the lender can cancel the buyer's mortgage approval since the monthly payment for insurance exceeds their prior loan qualifications figures.
